What's included in £55?

CO alarm compliance check included — if your alarm is missing or expired, we offer a 10-year replacement (£50). You may decline, but no CP12 will be issued and the £55 callout charge still applies.

Carbon Monoxide Alarm Requirement

A working CO alarm is legally required in every room with a gas appliance. We check this during every visit. If yours is missing, expired, or due to expire before your next annual check, we offer a replacement with a 10-year sealed battery model for £50 — wall-mounted or tape-adhered.

You may decline the replacement, but please note: no CP12 certificate will be issued and the £55 callout charge remains payable in full. We recommend accepting the replacement to avoid the cost of a return visit.

What exactly does the £55 include?
The £55 covers one full CP12 (Landlord Gas Safety Record) inspection including one boiler. We check the boiler, all visible gas pipework, and the flue. The digital certificate is emailed to you the same day. Additional gas appliances (extra boilers, gas fires, hobs, ovens) are £15 each.
Do I need a carbon monoxide (CO) alarm?
Yes — it is a legal requirement. Every room containing a gas appliance must have a working CO alarm. We check this during every CP12 inspection. If your alarm is missing, expired, or will expire before your next annual check, we offer a replacement with a 10-year sealed battery model for £50, fitted and tested on the spot. You may decline, but no CP12 certificate will be issued and the £55 callout charge still applies.
What happens if my CO alarm needs replacing?
If your CO alarm is expired, faulty, or due to expire before your next annual inspection, we offer a replacement during the visit. The charge is £50 per alarm for a high-quality 10-year sealed battery unit. We wall-mount it (drill and screw) at the correct height, or use industrial-grade tape where drilling isn't possible. You may decline, but please note: no CP12 will be issued and the £55 callout charge remains payable. We recommend accepting the replacement to avoid paying for a return visit.
Do I need to get my unvented cylinder serviced?
Yes — and it's a legal requirement. Under G3 Building Regulations, unvented hot water cylinders must be serviced annually by a G3 certified engineer. Failure to do so can invalidate your warranty, invalidate your home insurance, and leave you liable if the cylinder fails.

As a G3 certified engineer, we offer three levels of cylinder care:
Health Check — FREE with any CP12 booking. Quick visual inspection of pressure relief valves, expansion vessel, and tundish.
Full Service — £50 with your CP12. Complete G3-compliant service including pressure testing, valve function checks, and safety device verification.
Repairs — from £80. Leaks, pressure issues, valve replacements, venting problems, no hot water. We diagnose and quote before any work begins.

Regular servicing prevents dangerous pressure build-up, extends the life of your cylinder, and keeps you compliant. Book it alongside your CP12 for the best value.
Why is there a congestion zone charge?
If your property is inside the London Congestion Charge or ULEZ zone, we add £15 to cover the daily charge. We always confirm this before booking so there are no surprises. Properties in SE3 and most of South East London are outside the congestion zone.
What if there is no free parking at the property?
We charge parking at cost. If there is free on-street parking or a driveway, there is no extra charge. If we need to use a pay-and-display or car park, we add the exact amount to your invoice and provide a receipt.
How long does the inspection take?
Typically 30–45 minutes for a standard property with one boiler. Add roughly 10–15 minutes per extra appliance. A property with a boiler, gas fire and hob takes around 60 minutes.
Do you offer same-day or emergency appointments?
Same-week is usually possible. Same-day depends on availability — best to WhatsApp or call for urgent bookings. Emergency gas repairs are prioritised.
What happens if the property fails the check?
If an appliance is unsafe, we will issue a warning notice and disconnect it if required by Gas Safe regulations. We will quote for any repairs needed and can often fix minor issues during the same visit. You only receive the CP12 certificate once the property is safe.
Do I need to be present during the inspection?
No — as long as we have access. Many landlords provide tenant contact details or a key safe code. We confirm access arrangements before every visit.
